| What is the Multiple Listing Service? The Multiple Listing Service (MLS or RMLS) is an extensive database of information on properties listed by real estate brokers. The MLS is available exclusively to the members of the MLS providing a large advantage to buyers and sellers who utilize the services of Real Estate Brokers. This is how the process works. When a client contacts an agent regarding a home that interests them, the agent will search the MLS for properties meeting the buyer's criteria. When the sale closes you, the seller, pay both the buyer's broker and your listing agent's commission. When we list your property on the MLS you only pay the buyer's broker commission (typically 2.5% to 2.7%) of the sales price and never a listing broker commission. | |
| A few points regarding the MLS and Listing Agents: Less than 5% of listing agents actually sell the homes they list. Why? They simply use the power of the MLS to advertise your property to thousands of Brokers and their buyers. 85% of home buyers use a Broker to help them locate a property. Why is this important? The answer is simple, Brokers use the MLS to search properties for their clients. The flat fee listing method lists your property on the same MLS as the local real estate Brokers. You put the power of the MLS to work for you and you save thousands in commission. | |
| Is it true that most houses are sold through The MLS and do they usually sell for more? Yes. According to the National Association of REALTORS®, homes sold through the MLS average a higher net of 7% more. | |
| Will being listed on the MLS really help me sell my house? Listing in the MLS is a must if you are serious about selling your home. 85% of home buyers use the services of a real estate broker, and real estate brokers use the MLS to search for homes on the market, plus most home buyers start their search on the internet before they start working with a broker. | |
| Will my house be listed on the REALTOR.com? Yes. REALTOR.com® is the largest online property listing site in the United States, with more than one million five hundred thousand homes for sale nationwide. This accounts for about 80% of all available homes in the U.S. More than five million potential buyers visit the site each month. | |
| If I sell my home myself "by owner" how much will it cost me? If you sell your own home to an unrepresented buyer - you only pay the initial flat fee. | |
| Will my listing be different than other listed properties paying a full commission? No! Your listing will appear exactly the same as any other listing with “Full Commission” REALTOR®. | |
| How long does it take to get my house in the MLS? Typically, we can have your property posted on the MLS the next business day after listing. | |
| How long does it take to get the sign & lock box? Typically, 2-3 business days. | |
| Can I use my own "For Sale" Sign? We do not recommend it. Keep in mind, traditional real estate Brokers feel more comfortable about showing your home if the words FSBO/For Sale By Owner are not included anywhere in your language or signage. | |
| Can I make changes to my MLS listing? You can email changes to us after reviewing your MLS Listing - there is no charge for changes. | |
| When you enter my listing in the MLS, is there a special number to identify my property? A MLS number is assigned so Brokers can easily identify your property. | |
| If I list with you, will my property be on the same MLS the local real estate Brokers use? Yes. Your property is listed on the same MLS as used by all real estate Brokers. | |
| If a real estate Broker does sell my home do I have to pay them a commission? Yes. When you list with us, you are asked how much commission you'll pay to the buyer's Broker. Most sellers offer a commission of 2.5 to 2.7%; however, the amount you offer is determined by you prior to listing. After you have entered this amount into the MLS, it is not negotiable. | |
| Who will do all the paperwork involved? You represent yourself and do all your own paperwork or you may select our Full Service Program in which we carefully walk you through each and every phase, supplying professional advice, and do all paper work for you. |
